Arborwood Preserve is a 332-acre WCI/Lennar gated resort neighborhood next to Gateway, built around a town-center clubhouse, lakes, and preserves, with no golf course of its own.
A 2016 WCI announcement hosted on Life in Gateway described a 332-acre community planned for about 900 homes among 73 acres of lakes and more than 20 acres of preserves, just east of Treeline Avenue. Lennar/WCI sold coach, carriage, executive, and manor product from a sales center at 11602 Arborwood Preserve Boulevard. Amenity lists from the launch period and later community write-ups consistently include a town-center clubhouse, fitness studio, cafe, movie theater, resort pool, lighted tennis, pickleball, and bocce. There is no on-site golf course (Gateway and The Plantation border the tract). Arborwood Community Development District was created by City of Fort Myers Ordinance 3223 (October 4, 2004) and collects O&M plus debt on the tax bill; a single average was not posted on the CDD homepage. Planned-unit counts conflict (WCI approximately 900 vs later 827/870 marketing) so planned_lots is blank. Demographics are ZIP 33913.
