Bayside Estates is a resident-owned, deed-restricted 55+ manufactured-home community in unincorporated Lee County, about 2.5 miles from the bridge to Fort Myers Beach (ZIP 33931). Developer C.R. "Bob" Stevens began work on the former potato farm in 1968, the first residents arrived in 1970, and the neighborhood built out in phases through the mid-1980s. Homeowners purchased the community from the developer in 1987 and govern it through a nine-member elected board. Unlike land-lease or co-op parks, owners here hold fee-simple title to their lots.
The community's twelve streets span roughly six miles, and ten of them are canal streets. Two community boat lifts at the end of Stevens Boulevard, a small lift rated to 5,000 pounds and a large lift handling boats up to 27 feet and 9,000 pounds, move boats between the freshwater canals and open water leading to the back bay and the Gulf, so many homes pair a driveway out front with a private dock out back. Streets are maintained by Lee County.
Hurricane Ian's storm surge severely damaged Bayside Estates in September 2022. Many original homes were demolished, and the community has been rebuilding since: area brokers describe new manufactured and modular homes, built to current elevation and code standards, arriving regularly alongside repaired residences and a meaningful inventory of cleared, buildable lots. Today's market is a mix of brand-new elevated homes, remodeled originals, and vacant canal and interior lots.
Recent listings quote quarterly association fees of roughly $600 to $650 covering lawn care, high-speed internet, water, sewer, trash, recycling, reclaimed irrigation, and on-site management, plus a one-time resale capital contribution of $2,600 to $2,800 at closing; verify current figures with the association.
