Bonita Bay is Bonita Springs' original 2,400-acre gated master plan: more than half the land is preserve or water, club membership is optional, and owners share a private Little Hickory beach park plus a full-service marina on the Imperial River.
Bonita Bay Group opened this coastal master plan in 1985 on U.S. 41 at West Terry Street. Phoenix Bay Ventures (the successor firm) states 2,400 acres, 3,300 permitted units, and more than 1,400 acres of open space including 230 acres of lakes and more than 12 miles of paths. Product runs from custom single-family and villas through coach homes to six (soon seven) high-rises on Estero Bay. The Bonita Bay Community Association is mandatory and resident-controlled since 2011; it runs gates, roads, parks, and the private beach park. Bonita Bay Club is a separate member-owned private club (sold to members in 2010) with five championship courses — three Arthur Hills layouts at the West campus inside the community and two Tom Fazio courses at the Naples/East campus — plus a sports center with 16 Har-Tru tennis courts, 15 pickleball courts, and a championship croquet lawn. Club membership is optional. The resident-investor marina at 27598 Marina Pointe Drive offers wet slips and dry storage with Imperial River / Estero Bay access. Demographics are ZIP 34134.
