Gateway is a 3,000-acre-plus Lee County master plan between Daniels Parkway and Colonial Boulevard, a mix of separately gated neighborhoods, schools, parks, and an optional Tom Fazio private club rather than a single HOA.
Westinghouse Gateway Communities received a Lee County development order in 1985 and the Gateway Services Community Development District followed in 1986 on a planned community originally described as about 5,319 acres and nearly 20,000 dwelling units. What residents now call Gateway is the built district east of I-75: dozens of neighborhood HOAs (some inside The Club at Gateway gates, most not), district-maintained pools, paths, a soccer complex, and commercial nodes such as Sky Walk. The Club at Gateway is a private Tom Fazio eighteen that opened as the development centerpiece in 1989; membership is optional for residents and open to non-residents. Equity members sold the club to Lifestyle Management Group of Florida in 2018. There is no single master HOA for the whole district, no beach club, and no marina.
