Goodland is the historic fishing village on the southeast tip of Marco Island — a named CDP of public-road cottages, working docks, and gulf-access canals, not a gated master HOA.
Goodland is a census-designated place in Collier County on the southeast corner of the Marco Island landmass, reached from San Marco Road near the Stan Gober Memorial Bridge. The 2020 Census counted 312 residents (up from 267 in 2010). Visit Marco Island and local histories describe a working waterfront of marinas, charter docks, and seafood restaurants. Coastal Breeze News (2024 75th-anniversary feature) recounts that Collier interests moved the village of Caxambas here in 1949 — 26 families, post office, and store — and that the local slogan is 'quietly resisting change since 1949.' Housing is cottages, manufactured homes, and small waterfront houses on public streets; golf-cart traffic is common. There is no master HOA, no CDD, no golf course, and no private beach club. Boats reach the Ten Thousand Islands and the Gulf without a lock. This is a place buyers search by name, not a club community.
