Herons Glen

Herons Glen is a 1,300-home gated golf and country-club neighborhood in North Fort Myers, resident-run through a recreation district and a separate HOA, with optional golf on an 18-hole Ron Garl course.

Official site: 1,300 homes on the northern edge of Lee County, just south of the Charlotte line on U.S. 41. Residents voted in 1998 to buy the recreational amenities from developer Coolidge Fort Myers Realty and created the Herons Glen Recreation District under Chapter 418, Florida Statutes -- a special district, not a Chapter 190 CDD. The HOA began as Del Vera, passed to Coolidge, and became resident-controlled on January 1, 2005. HGRD runs the golf course, 45,000-sf clubhouse, pools, courts, fitness, restaurant, ballroom, and common-lot irrigation; the HOA runs architectural standards, cable/internet, the gatehouse, and streets. Official FY2025-26 HGRD assessment history lists 4397.58 per lot (O&M 2498, extra 475, bond 1424.58). The resident fee sheet also shows a 743 quarterly HGRD line (base, reserves, irrigation) that is not the HOA bill. Golf membership is optional and funds course playability; resident non-members get discounted rates. The course is an 18-hole par-72 Ron Garl design, rebuilt tee-to-green in 2021 (about 6 million dollars), six tee sets from 4,225 to 6,468 yards. Amenities officially include six Har-Tru tennis courts (LED lit), six pickleball courts, six Har-Tru bocce, eight shuffleboard, a 5,070-sf fitness center, lakefront heated pool and spa, 6,000-sf ballroom (350 seats), and Herons Nest restaurant (updated 2024). Sub-associations Fairways, Meadows, and Solana add their own fees. Not age-restricted on the official site.
