Naples Park

Naples Park is an ungated, non-HOA grid neighborhood of more than 3,000 homes in North Naples, FL 34108, platted in 1951 between US-41 and Vanderbilt Drive, about a mile from Vanderbilt Beach and with no community-level rental restrictions.

Naples Park is an ungated, non-HOA neighborhood in North Naples, unincorporated Collier County, Florida (ZIP 34108). A census-designated place of about 1.23 square miles (roughly 787 acres), it is bounded by U.S. 41 (Tamiami Trail) on the east, 111th Avenue North on the north, Vanderbilt Drive on the west, and 91st Avenue North on the south. The street plan is a simple grid: numbered avenues run east-west from 91st to 111th, crossed by 6th, 7th, and 8th Streets North. Census records: the 2020 population was 5,092, down from 5,967 in 2010. Downtown Naples is about 8 miles south, Pelican Bay borders the neighborhood to the south, and public access to Vanderbilt Beach lies about a mile west.

The subdivision was opened on November 4, 1951 by M.H. Davis Properties, Inc., which marketed lots priced from $149 to retirees and modest-income buyers. The voluntary Naples Park Area Association was founded in May 1957 and built a member-funded clubhouse at 654 104th Avenue North between 1959 and 1961; county sewer service arrived in 1976-1978. There is no mandatory homeowners association and no deed-enforced rental restriction, so short- and long-term rentals operate subject only to Collier County rules; drainage is funded through a county municipal service taxing unit (County records: Collier County Code Art. XLV).

The housing stock of 3,000-plus single-family homes, villas, and duplexes mixes original 1950s-1970s cottages with newer construction, a teardown-and-rebuild trend that accelerated after Hurricane Ian's September 2022 storm surge flooded parts of the neighborhood (Naples-area surge of about 6 feet set a local record). Market data: Redfin reported a median sale price near $775,000 (about $527 per square foot) in late 2025, while Homes.com showed a median asking price around $999,000 in spring 2026. Mercato and Delnor-Wiggins Pass State Park are immediately adjacent draws.
