Pelican Bay

Pelican Bay is North Naples' defining mixed-use beach community: a Foundation master association with nearly three miles of private Gulf beach, a mangrove tram system, and about 6,500 residences from estate homes to high-rise towers.

Westinghouse/WCI planned Pelican Bay after renaming the Clam Bay tract in 1974; the mangrove forest later became a Collier County natural-resource protection area. The Pelican Bay Foundation (incorporated 1979) is the mandatory master HOA and runs the beaches, boardwalk trams, community and fitness center, racquet complexes, and two beach restaurants. Foundation realtor materials count about 6,500 residences in 95 associations and 88 acres of parks; the Foundation's FY2024 audited financials describe approximately 7,200 units including commercial, so the residential door count is treated as about 6,500 and the higher figure is noted as inclusive of commercial. Bay Colony sits as a separately gated enclave at the north end. Club Pelican Bay is a member-owned 27-hole Arthur Hills club inside the community and is optional, not bundled to the deed. A Collier County municipal services unit (PBSD) bills streetscape, lighting, and stormwater separately from Foundation dues. There is no community marina or gulf-access canal system; lifestyle is beach, tram, and in-town shopping at Waterside Shops.
