Port Royal

Port Royal is Naples' highest-priced deep-water estate neighborhood at the south end of the city, built by John Glen Sample around canals and a residents-only beach club.

Sample assembled roughly two square miles of marsh from the late 1930s and began lot sales in 1950, aiming at about 600 building sites with Gulf, cove, and Naples Bay frontage. The Port Royal Club opened in 1959 on a few acres of beachfront and remains the social center — dining, tennis, fitness, spa, and a beach pool — with membership historically limited to Port Royal owners. A property owners association exists; it is not a modern master-gated HOA with a single fee schedule published for this research. Canals were cut for yacht-depth access to Gordon Pass without a community marina counted as a shared amenity. There is no golf course inside Port Royal (the old Hole-in-the-Wall club was a nearby historic course, not a Port Royal amenity).
