Royal Harbor

Royal Harbor is an ungated, no-HOA canal neighborhood on the east shore of Naples Bay in the City of Naples (ZIP 34102), where 400-plus single-family homes have private docks and bridge-free Gulf access through Gordon Pass.

Royal Harbor occupies the east shore of Naples Bay just south of downtown Naples, east of U.S. 41 inside City of Naples limits (ZIP 34102). A 1960 sales plat by Royal Palm Harbor, Inc. documents the original lotting, and the neighborhood built out through the 1960s and 1970s on a grid of dredged canals. Most brokerage sources count just over 400 single-family homes, while at least one cites 600-plus including condos, so no official home count is stored here.

Nearly every lot fronts a canal with a private dock. The canals drain to Naples Bay and run south through Gordon Pass to the Gulf with no fixed bridges, the same no-bridge access enjoyed by Port Royal and Aqualane Shores. Local brokerage descriptions note that some canals carry deep-draft sailboats while others suit shallower-draft powerboats, so per-lot water depth varies.

There is no mandatory HOA. The Royal Harbor Association (royalharbornaples.org) is a voluntary civic group with modest annual dues rather than a governing board. City of Naples rental code applies instead of association rules: lease terms must run 30 days or longer, except that a property may be rented for under 30 days up to three times per calendar year, per City of Naples code compliance.

Redfin reports a trailing-12-month median sale price of about $2.19 million as of mid-2026. Active single-family listings ranged from roughly $2.35 million to $14 million in August 2026 across two brokerage snapshots, with recent sales from the $600,000s for condo and older stock up to $7.7 million. Hurricane Ian's September 2022 surge, a record for the city at over nine feet including tide, flooded low-lying bayfront Naples; Royal Harbor's teardown-rebuild cycle has continued since, with current listings spanning 1968 originals to 2025 new construction.
