Sandoval is a Bonita Bay Group gated, all-ages neighborhood in southwest Cape Coral on Veterans Parkway: lakes, a two-mile linear park, and a lagoon-pool campus without bundled golf.
Bonita Bay Group opened Sandoval in 2005 on 524 acres with 1,579 units permitted (official Phoenix Bay Ventures legacy page). Product includes single-family homes, villas, and carriage/coach homes by preferred builders, many on the community lakes (official copy: 20 lakes). The Esplanade is a two-mile, 70-foot-wide linear park linking neighborhoods to parks and nearby schools. Club Sandoval official HOA site places the community center at 2573 Sandoval Parkway, with a fitness center, movement room, Pelican Building multipurpose rooms and library, and a lagoon pool. The developer page also lists a waterslide and children's splash area, a nautically themed tot lot, sand volleyball, four lighted tennis courts, a full basketball court, bocce, a play field, 4.5-acre Calypso Park with a fishing pier on 22-acre Calypso Lake, and fenced Barkley Park dog park. The final phase sold to a national builder in 2011. There is no golf course, marina, or beach club. Realtor pages say no CDD; no Sandoval CDD website was found. Master HOA dollars vary by product and were not taken from an official budget PDF.
