The Brooks

The Brooks is a two-CDD Bonita Bay Group master plan in the Village of Estero — five gated villages sharing The Commons Club and an optional Little Hickory beach club, with golf living at Shadow Wood, Copperleaf, and Spring Run rather than at the master level.

Bonita Bay Group opened The Brooks in the late 1990s between U.S. 41 and I-75 south of Williams Road. The official Brooks of Bonita Springs CDD (Rule 42Y-1, March 24, 1998) covers about 1,249 acres and Brooks II (Rule 42Z-1, November 30, 1999) about 1,223 acres — 2,472 acres combined, both now inside the Village of Estero. Five residential villages sit inside that master: Shadow Wood (optional 54-hole equity club), Copperleaf (bundled Gordon Lewis / Kipp Schulties 18), Spring Run (bundled Sanford-renovated 18), Lighthouse Bay (Harbour Club lakefront, no golf), and Pebble Pointe (Taylor Morrison enclave, no club of its own). Shared optional amenities live at The Commons Club at The Brooks (9930 Coconut Road): a health and lifestyle center, Enrichment Center, The Rookery restaurant, pickleball, and a private Beach Club on Little Hickory Island. Commons Club membership is optional (Bronze is automatic for some Lighthouse Bay owners).
