The Dunes of Naples is a gated condominium community of 634 residences on Turkey Bay near Vanderbilt Beach, with seven high-rise towers and 40 coach homes built from 2001 to 2007. Owners share The Club at the Dunes, a 25,000-square-foot clubhouse managed by Troon Prive with dining, a resort pool, wellness center, tennis and pickleball.

The Dunes of Naples is a private, gated community off Vanderbilt Drive in North Naples (ZIP 34110), between Turkey Bay and Vanderbilt Beach. It has 634 residences: three 12-story towers in the Island Communities (Antigua, Barbados and Cayman), four taller towers in the Grande Preserve (Grande Dominica, Grande Excelsior, Grande Phoenician and Grande Geneva), and 40 Sea Grove coach homes. Construction ran from 2000 to 2007, and many units look out over the bay and the Gulf of Mexico.

The Club at the Dunes, at 310 Dunes Boulevard, was rebuilt in 2019 in a $9.2 million project. The 25,000-square-foot clubhouse has the Royal Palm Room restaurant, the SandBar indoor and outdoor bar, a terrace and a club room, with a Tiki Bar beside the resort pool. The wellness center offers group classes, personal training, two therapy rooms and infrared saunas, and the racquet center has tennis courts and four pickleball courts with a pro staff and league play. Troon Prive manages the club.

Every owner belongs to The Dunes of Naples Property Owners Association, Inc. and to the condominium association for the building. Each unit owner has a $1,000 annual food and beverage minimum at the club. MLS listings show combined dues of about $2,500 to $4,000 a month depending on the building. Resales pay a capital assessment of 1.25% of the price for contracts approved after May 31, 2026. There is no golf course.
