Vanderbilt Lakes

Gated multi-association community in Bonita Springs whose Commons board runs the gates, lakes, and shared roads, with several village HOAs rather than a single product line.

The Vanderbilt Lakes portal (vanderbiltlakes.net) is the official hub for the master and its villages: Bermuda Cays, Bermuda Gardens, Bermuda Isles I and II, Carmel, VCSA/VL1, VLII (The Estates), the Bermuda Isles and Cays Swim & Racquet Club, and Vanderbilt Lakes Commons Association (VLCA). VLCA pages state a January 10, 2008 mediated settlement created the Commons board (first VLAA, later VLCA). Multi-family members Carmel, Bermuda Cays, and Bermuda Isles are listed as 260 units in total for Commons-board elections. Official gate language is code/call-box and SmartPass entry with video surveillance; the back gate is locked electronically from 9 p.m. to 5 a.m. That is unmanned access, not a staffed gatehouse. Village CAM dollar amounts on the VCSA page differ by neighborhood and are not stored as a single master fee. GIS homeCount 234 is left unchanged; official village counts (including 260 multi-family units alone) are description-only so this polygon is not treated as the whole master.
