Verandah

Verandah is a 1,456-acre gated Orange River community in east Fort Myers with optional membership in The Verandah Club's 36 holes (Bob Cupp's Old Orange and the Nicklaus Whispering Oak).

The Verandah Community Association's official page places the neighborhood on 1,456 acres along 1.75 miles of the Orange River, opened in 2003 by The Bonita Bay Group. Nearly 65 percent of the land is reserved as lakes, preserves, parks, nine miles of trails, golf, and a river buffer. Kolter bought the remaining development and The Verandah Club in 2012 and still operates the club; the HOA is now homeowner-elected. Every owner belongs to the VCA. The club is private and optional: Old Orange (Bob Cupp, 2003) and Whispering Oak (Jack Nicklaus and Jack Nicklaus II, 2007, official tour page 7,214 yards, par 72), plus tennis, pickleball, fitness/spa, and riverfront dining at the River House. Realtor write-ups commonly cite about 1,700 homes; that figure was not copied onto planned_lots because it is not on the VCA page. The Orange River is inland of the Caloosahatchee locks, so gulf_access is none. Demographics are ZIP 33905 (a large, younger east Fort Myers ZIP), not the HOA.
