Living in Marco Island
Marco Island is where the developed coast ends — the largest of the Ten Thousand Islands, packing a four-mile crescent beach, miles of gulf-access canal neighborhoods and a compact resort town onto one island, with unbroken mangrove wilderness stretching south to the Everglades. Roughly half the homes belong to seasonal owners, so the island swings between a buzzing winter and quiet, local summers. It suits retirees, second-home buyers, anglers and boaters who want beach-and-boat living in a contained, golf-cart-scale community.
The two public beaches split the personality: South Marco Beach for classic resort sand, Tigertail Beach for the lagoon and Sand Dollar Spit's wilder shelling-and-shorebird walks, with the civic association's Residents' Beach adding member parking mid-island. Waterfront homes with direct Gulf access command the premiums; with little vacant land left, most new construction is teardown-rebuild, built higher and stronger.
Plan on about an hour to RSW in season and 30 to 40 minutes to downtown Naples for bigger retail and culture. Season backs up Collier Boulevard predictably, and barrier-island ownership everywhere means extra diligence on elevation, insurance and condo reserves. The reward is singular: a beach town with a wilderness attached, where the boat matters as much as the beach chair.
