Where to Spend Winters in Southwest Florida, Town by Town

The best Southwest Florida town for winter comes down to what you want from a February Tuesday. From Naples to Cape Coral, the weather barely changes. Water access does. So do drive times and the pace of daily life. Here’s how the eight areas we cover compare, roughly south to north.

How do the Southwest Florida towns compare as a winter base?

The areas fall into four broad styles: Gulf-front towns with walkable centers, planned communities built around amenities, a canal city made for boats, and barrier islands reached by bridge.

TownCountyPermanent residents (Apr 2025)Winter days center on
Marco IslandCollier16,194Island beaches, boating from canal homes
NaplesCollier19,089 (city only)Downtown dining, Gulf beaches, golf
Bonita SpringsLee55,801Bonita Beach, state park beaches, golf communities

Cape CoralLee222,862Canals and boats
SanibelLee6,017Wildlife refuge, quiet beaches
CaptivaLeeUnincorporatedA small island at the end of the road

The population figures are Florida’s official permanent-resident estimates, so they don’t include seasonal residents (BEBR via Florida EDR). Lee County adds a 0.5% surtax to the 6% state sales tax. Collier doesn’t (Florida DOR).

Look at the Naples figure. The city has 19,089 permanent residents, but a Naples mailing address covers much more ground. Jarrett explained it in his September 2026 video: Naples addresses extend from the Gulf east past Collier Boulevard toward Orange Tree and Ave Maria. From there, downtown can be a 45- to 50-minute drive (video).

What is a winter in Naples like?

Naples gives you Gulf beaches and a downtown you can walk. Fifth Avenue South and Third Street South are the main dining and shopping streets. Close-in neighborhoods Jarrett likes include the Moorings, Park Shores and Coquina Sands, all with beach access.

North of downtown, Delnor-Wiggins Pass State Park preserves about a mile of undeveloped barrier island beach. It also has launches for kayaks and paddleboards heading into Wiggins Pass (Florida State Parks).

Farther east, you trade beach time for space. That’s the Golden Gate Estates and Ave Maria side of the Naples label, which Jarrett and I argued about in our August 2026 video.

For flights, most people use Southwest Florida International (RSW) in Fort Myers, about 42 minutes north on I-75. American Airlines has been selling Naples Airport to Charlotte flights scheduled to start December 2, 2026. As of September 2026, though, the service still needed an operating agreement and TSA approval (Naples Airport Authority). See our Naples guide for communities.

What about Marco Island?

Marco is island living. Bridge in, bridge out, as I put it in June 2026, and days revolve around the beach and the boat.

Tigertail Beach, a Collier County park on the island’s west side, faces a lagoon and Sand Dollar Island. The protected area is known for birds and shelling (Collier County). Many Marco homes sit on canals with a dock out back.

The tradeoff I’d flag, on Marco and elsewhere along the coast, is older Gulf-access condo buildings. In our August 2026 video, I put them on my list of places I’d think twice about. High association fees are one reason. So are the reserve and milestone-inspection costs affecting older buildings under Florida’s post-Surfside rules. There’s more in our Marco Island guide.

Why do so many winter buyers look at Bonita Springs?

Because Bonita sits between Fort Myers and Naples, with beach access and golf plus plenty of dining, but without Naples pricing. That’s how I described it in June 2026. It’s also where many of my Northeast clients end up once they work out what they want.

Bonita Beach runs along Little Hickory Island. Jarrett and I filmed there in September 2026 from seven stories up, looking over roughly 20 condo buildings along Hickory Boulevard. Lovers Key State Park is a few minutes north, with kayaking and trails. Barefoot Beach and Wiggins Pass are to the south (video, Florida State Parks). Several island restaurants are an easy walk from most of those buildings.

Inland, Bonita has established golf and gated communities, and they can differ quite a bit. Pelican Landing, for example, owns a 34-acre island beach park on the Gulf. Owners reach it on the community’s boat, which I covered in an August 2026 community video.

Bonita is in Lee County, even though people often group it with Naples. Start with our Bonita Springs guide.

Is Estero a good winter base?

Estero is the planned-community option. Much of the construction is newer and behind gates, with clubhouses, pickleball, tennis and plenty of bundled golf. In my June 2026 video, I called it roughly 10 minutes from the airport. That convenience matters when you’re flying back and forth. If bundled golf is on your list, read how bundled, equity and pay-to-play memberships differ.

Jarrett estimates Estero is about 90% gated communities, and he’ll tell you the community across the street can have completely different rules. Fees vary too. Many are off Corkscrew Road, and a lot carry a community development district assessment on the tax bill.

Outside the gates, Koreshan State Park runs along the Estero River, a tidal river about three miles from Estero Bay. The park has camping and a boat ramp (Florida State Parks). Our Estero guide and golf community page have more detail.

What does Fort Myers offer in winter?

A real downtown and a lot of baseball. The River District is walkable, with restaurants and live music along the riverfront.

Spring training arrives in the middle of season. The Boston Red Sox play at JetBlue Park at Fenway South, and their 2026 exhibition schedule opened February 20 (MLB.com). The Minnesota Twins train at Hammond Stadium in the Lee Health Sports Complex on Six Mile Cypress Parkway (MLB.com).

Fort Myers Beach is still rebuilding from Hurricane Ian, which brought 10 to 15 feet of storm surge onto the island in September 2022 (NOAA NHC). Its permanent population remained below the 2020 level in Florida’s April 2025 estimate. See our Fort Myers guide.

Is Cape Coral the right fit if you boat?

If the boat is the point, Cape Coral belongs on your list. The city maintains more than 400 miles of canals (City of Cape Coral). It’s where I tell buyers to start when they want water access without Naples prices, as I said in June 2026.

But not every canal reaches the Gulf. Some Cape Coral canals are freshwater and used for irrigation storage. On Gulf-access canals, the bridges between the house and open water determine which boats will fit.

Location within the city matters too. In our August 2026 debate, I said Northwest Cape can be an hour or more from the beaches and Fort Myers nightlife during season. Jarrett pushed back because of the value available there. We’re both right. It depends on what you want. Read our Cape Coral guide and boating page.

What should you know about Sanibel and Captiva?

They’re barrier islands. The tolled Sanibel Causeway is the only road onto Sanibel (Lee County). Captiva sits beyond Sanibel at the end of Sanibel-Captiva Road.

Sanibel’s big draw is the J.N. “Ding” Darling National Wildlife Refuge, which covers more than 6,470 acres of mangroves and seagrass beds as well as marsh (U.S. Fish & Wildlife Service). Both islands took a heavy hit from Ian, and Sanibel’s permanent population was still below its 2020 level in a 2025 estimate. Before you get attached to an island home, ask for its flood zone and the surveyor’s certificate showing how high the lowest floor sits. Don’t skip it. Our Sanibel and Captiva guides cover the rebuild.

How much does season change daily life?

A lot. Plan around it. In a 2025 video on Estero, I said season starts around late October or early November. Traffic builds, and stores and restaurants get busier. You may need to book dinner well in advance (video).

The numbers back that up. Collier County’s planners put its 2024 peak-season population at about 491,800. That’s roughly 20% above the state’s permanent estimate for the same year (Collier County). The Collier Community Foundation defines peak season as December through April (2023 assessment). My advice from our 2025 buyer Q&A is simple: daily life comes down to micro-locations. Pick a base close to what you do every day (video).

How warm is a Southwest Florida winter?

Winters are mild across the region. NOAA’s 1991–2020 normals put the January average at a high of 74.8°F and a low of 55.9°F at the Naples airport. At RSW in Fort Myers, the average high is 74.7°F and the low is 54.4°F (NOAA NCEI). Winter is also the dry season, with February averaging under an inch and a half of rain at RSW.

If you’re weighing the costs of owning here part of the year, my second-home guide covers taxes and insurance. It also gets into rental rules. Once you’ve narrowed the search to two or three towns, browse communities or call Jarrett or me for a driving day.

Questions we hear

What is the best place to spend the winter in Southwest Florida?

It depends on how you want to spend your days. For Gulf beaches and a walkable downtown, look at Naples. For boating from your backyard, Cape Coral. For a gated community with golf and a clubhouse near the airport, Estero or Bonita Springs. For island quiet, Sanibel, Captiva or Marco Island.

Is Bonita Springs in Lee or Collier County?

Lee County. Bonita Springs sits just north of the Collier line, so it shares Lee County's 6.5% sales tax and county services, even though many people group it with Naples.

Is Marco Island part of Naples?

No. Marco Island is its own city in Collier County, south of Naples and reached by bridge. Florida's official estimates list it separately, with 16,194 permanent residents as of April 2025.

How cold does it get in Naples in winter?

Not very. NOAA's 1991–2020 normals for the Naples airport put the average January low at 55.9°F and the average high at 74.8°F.

Can you drive to Captiva Island?

Yes, but only through Sanibel. Cross the tolled Sanibel Causeway, then follow Sanibel-Captiva Road to the north end of the island chain.
